When historical substance meets modern requirements, refurbishment becomes a supreme discipline. In our April webinar, we shed light on precisely this area of conflict: How can the energy-efficient refurbishment of existing buildings succeed despite monument or conservation regulations?
The challenge of monument and neighborhood protection
On April 24, 2025, our live webinar on the approval hurdles in monument and neighborhood protection took place. Our ESG managers Jenny Jürgens and Anna Clauß provided important insights. It quickly became clear that refurbishment projects in existing buildings are rarely easy, but that planning can be particularly challenging under the requirements of monument or neighborhood protection. Different sets of regulations at state level, lengthy approval processes and the challenge of reconciling climate protection and economic efficiency make for a high level of complexity.
Especially the §172 BauGB, the so-called preservation ordinance, presents real estate developers with additional hurdles: The aim is to protect the residential population and the cityscape. This makes sound project preparation essential.
